LAND PRICE

The Big Win SingHaiyi Group teamed up with Haiyi Holdings (both connected to power couple Gordon and Celine Tang) and absolutely crushed it at the latest government land sale. They dropped a cool $658.9 million—that's $1,388 per square foot—for a prime waterfront plot next to Bayshore MRT station. The tender closed on March 18th and boy, was it competitive! It Was a Nail-Biter Eight developers threw their hats in the ring (the most interest we've seen since 2022!). The competition was fierce—SingHaiyi's winning bid beat second-place Sing Holdings by just 0.8%. That's basically winning by a whisker! City Developments came in third, while Sim Lian brought up the rear with the lowest bid. Breaking Records Left and Right Here's the kicker: this $1,388 psf ppr price tag is now the highest ever for a 99-year suburban residential site at a government tender. It smashed the previous record of $1,250 psf ppr from Clementi's Elta project back in 2023. Even crazier? This suburban plot cost MORE than some fancy central region sites sold in 2024! Why Everyone Went Crazy for This Site •Right next to Bayshore MRT on the Thomson-East Coast Line (hello, easy commute!) •Some units will have waterfront views of East Coast Park •Temasek Primary School nearby (great for families) •The area hasn't had new condos since the 1990s—there's serious pent-up demand •First-mover advantage in the brand new Bayshore precinct What This Means for Buyers The site will yield about 515 homes, and analysts reckon launch prices could start from $2,700 psf, averaging above $2,800 psf depending on finishes. The developer will need to be smart about unit mix—catering to investors, families upgrading from HDB flats in Marine Parade and Bedok, and even landed property owners downsizing. The Bigger Picture Bayshore is Singapore's newest waterfront neighbourhood that'll eventually house 10,000 homes (3,000 private, 7,000 HDB). This area was literally sand and mudflats before being reclaimed—talk about transformation! The first HDB BTOs launched there in October 2024. Bottom line: Developers are betting big on Bayshore's future, and this record-breaking bid shows they're willing to pay premium prices for well-connected suburban sites. The line between "central" and "suburban" pricing is getting blurrier!

The new estate in East Coast will yield about 10,000 new homes when completed, said Minister for National Development Desmond Lee on Monday (October 16) at the awards Ceremony.
